The new Swan integration allows the creation of IBAN accounts for owners’ associations in just a few clicks, helping you reduce administration costs, monitor activation closely, manage proxies and process all transactions in dobby.

Is dobby becoming a bank?
Far from it. dobby is not becoming a bank but is collaborating with Swan, a regulated financial institution. The integration of Swan's ‘banking as a service’ functionality will quickly put you ahead of fellow administrators, as you will be able to manage accounts directly from your management software. This enables you to quickly and efficiently create new accounts, greatly reduce startup costs, monitor the full activation of accounts, manage proxies and immediately execute all incoming and outgoing transactions for each building in dobby.
Who or what is Swan?
Swan is a European fintech company that provides embedded banking services for more than 150 companies, including Visma Group, Ageras and Payflow. Swan provides white-label accounts, cards and payment services, processing over €2 billion per month in 30 different countries.
Are the necessary licenses and guarantees in place to offer this service?
Swan is headquartered in France and licensed by the French regulator, ACPR. Swan operates in Belgium through a local office in Brussels, in accordance with the European rules on freedom of establishment. The Belgian branch is supervised by the National Bank of Belgium (NBB), while Swan is primarily supervised by the French ACPR under license number 17328. Among other things, this means that they also offer a deposit guarantee of €100,000 per owners’ association.
Is ‘banking as a service’ secure?
As a financial institution, Swan is supervised by the French regulator, ACPR. The company holds a recognised e-money licence and complies with all applicable European regulations.
Swan keeps its clients' funds strictly separate from its own business assets; the funds are stored securely at a partner bank. Because Swan is an e-money institution and not a traditional bank, there are clear restrictions on how it can use those funds.
You can rest assured that your financial data and assets are in good hands.
What about legal certainty?
Swan offers full legal protection, equivalent to what you receive at any traditional Belgian bank. Each account is covered by the deposit guarantee of up to €100,000.
The accounts are registered in the name of the owners’ association, not the administrator, keeping everything legally correct and completely transparent.
What is the added value of banking in dobby?
Banking in dobby allows you to open new accounts for a building dossier quickly from your dobby software, reducing costs. You have instant access to the procedure for each account and can check the current activation status at any time. Once the new account is active, you can process all incoming and outgoing transactions in dobby. Managing account proxies is also a breeze.
What accounts can you create through banking in dobby?
dobby allows you to create and activate Belgian IBAN accounts for the working and reserve capital of an owners’ association. Additional accounts can be created for a small fee. You can also manage proxies and execute transactions quickly and easily in dobby.
Do I need Codabox or Isabel in addition to banking in dobby?
No. The accounts you start through dobby can be managed through banking in dobby. You no longer have to wait a day to see transaction processing in your owners’ association account. This applies to all incoming and outgoing transactions.
Do I need to use another bank in addition to banking in dobby?
No. For each new or existing building dossier, you can create the necessary accounts and activate the associated management in dobby. You no longer need to use another bank to open a new account.
How is dobby able to accelerate the turnaround time and reduce startup costs so dramatically when opening an account?

Can I transfer an existing account into Swan?
No, you cannot transfer existing accounts from another bank into Swan. However, you can replace existing accounts with a Swan account. You can then close the old account.
Can I transfer an existing Swan account into Swan?
Yes, previous transactions on Swan accounts can be retrieved effortlessly in dobby, getting you off to a flying start with a new dossier with existing Swan accounts.
What does dobby banking with Swan cost?
An IBAN account with Swan costs €78 per year, so the two standard accounts (one for working capital and one for reserve capital) only cost €156 per year.
Can I process all transactions in dobby?
Yes, all transactions for each account can be managed in dobby just as you are used to.
